Where Asbestos Turns Up In Sydney Homes

Any home built or renovated before 1990 should be treated as containing asbestos until someone proves otherwise. In Sydney's housing stock it is rarely confined to one place. The most common find is bonded asbestos cement sheeting — fibro — used for external cladding, eaves and soffits, bathroom and laundry linings, and the sheeting behind kitchen stoves.

Beyond the sheeting, the usual suspects are corrugated roofing, vinyl floor tiles and the backing paper under lino, fencing panels, and the lagging around older hot water pipes. Textured ceiling coatings applied in the 1960s and 70s can also contain asbestos.

Material in sound, painted, undisturbed condition is generally not an immediate risk. The danger comes from disturbing it — drilling, cutting, sanding, water blasting or demolishing it releases fibres. That is why the question is almost never whether it is there, but what happens when a renovation reaches it.

How A Residential Removal Runs

Every job starts with an inspection so we can tell you exactly what is there, how much of it, and what it will cost as a fixed price before anything begins.

On the day, the work area is isolated and sealed, the surrounding ground and surfaces are protected, and the material is removed whole wherever possible rather than broken up. Removed material is wrapped, sealed and labelled on site, then transported for disposal at a facility licensed to accept it.

The area is cleaned down before we leave, and you receive the disposal documentation. That paperwork matters more than people expect — builders, councils, insurers and conveyancers all ask for it, often months later.

What NSW Law Requires

In NSW a homeowner may remove up to 10 square metres of non-friable asbestos themselves without a licence. Above that, the work must be done by a licensed removalist. Friable asbestos — material that can be crumbled by hand when dry — always requires a licensed removalist regardless of quantity.

Licensed removal work must be notified to SafeWork NSW before it starts, and asbestos waste must go to a landfill licensed by the NSW EPA to receive it. Putting asbestos in a skip or a household bin is illegal and carries significant penalties.

Mr Asbestos holds asbestos removal licence AD214680 and carries full insurance. The 10 square metre allowance sounds generous until you measure a single wall — most renovation jobs are past it before they start.

Common Questions

Do I need to move out during asbestos removal?
For most bonded asbestos removal in an occupied home, no. The work area is sealed off from the rest of the house and access is restricted while removal is underway. For larger jobs or where friable material is involved, we will tell you at the quote stage if the property needs to be vacated and for how long.
How much does residential asbestos removal cost in Sydney?
It depends on the material, how much there is, where it sits and how hard it is to reach — roof sheeting over two storeys is a different job to a single laundry wall. We quote a fixed price after inspecting, so the number you are given is the number you pay. Call 0449 960 184 for a free quote.
Can I remove asbestos from my own home?
In NSW you may remove up to 10 square metres of non-friable asbestos without a licence, provided you follow safe work procedures and dispose of it legally. Anything above 10 square metres, and any friable asbestos, must be removed by a licensed removalist.
How do I know if my home has asbestos?
Age is the first indicator — anything built or renovated before 1990 is suspect. You cannot identify asbestos reliably by eye, so the only certain answer comes from sampling and laboratory analysis, or from an asbestos inspection of the property.
What paperwork do I get afterwards?
You receive disposal documentation confirming the waste went to a licensed facility. Keep it. Builders, councils, insurers and buyers' conveyancers commonly ask for proof of lawful disposal well after the job is finished.
