Commercial Asbestos Removal
Licensed asbestos removal for offices, retail, warehouses, and commercial buildings across Sydney.
About This Service
Commercial properties in Sydney frequently contain asbestos in ceiling tiles, wall panels, pipe lagging, and fire doors. Our commercial removal service is designed to minimise disruption to your business operations. We work after hours, on weekends, and can stage large-scale removals to keep your business running.
What's Included

Asbestos In Commercial Buildings
Commercial and strata buildings carry asbestos in places residential properties do not. Alongside the familiar cement sheeting, it turns up in pipe and boiler lagging, switchboard backing panels and electrical flash guards, fire doors, vinyl tiles across large floor areas, and sprayed insulation in older plant rooms and ceiling voids.
The practical difference on a commercial site is rarely the material. It is everything around it — tenants still trading, staff on site, other trades working to their own program, and a building manager who needs the work to not become the reason the building closes.
Working Around A Trading Business
Most commercial removals we do are scheduled around the business rather than through it. That means nights, weekends, staged areas, or working floor by floor so the rest of the building keeps operating.
The work area is isolated from occupied space, access is controlled, and signage goes up so nobody wanders in. We coordinate with the building manager or head contractor on access, parking, loading dock times and after-hours security, because on a commercial site those details decide whether a job runs or stalls.
You get a fixed price and a program up front, and documentation at the end that satisfies the building's records.
Who Is Responsible On A Commercial Site
Under NSW work health and safety law, the person conducting a business or undertaking at a workplace has duties around asbestos. For most commercial buildings constructed before 2004, that includes maintaining an asbestos register and an asbestos management plan, keeping them current, and making them available to anyone doing work that might disturb asbestos.
Licensed removal work must be notified to SafeWork NSW before it starts, and waste must be disposed of at an EPA-licensed facility.
Mr Asbestos holds licence AD214680 and is fully insured. If your register is out of date or you do not have one, say so when you call — it changes how the job is scoped.
Common Questions
- Can you work outside business hours?
- Yes, and on most commercial jobs that is the sensible approach. Nights, weekends and staged areas let the business keep trading while removal is underway. Tell us your trading hours when you call and we will build the program around them.
- Does the building need to be closed?
- Usually not. The work area is sealed and isolated from occupied space rather than the whole building being shut. Where the scope makes that impractical, we will say so at the quote stage rather than on the day.
- Do we need an asbestos register?
- For most NSW commercial buildings built before 2004, yes — a register and a management plan are required, and they need to be current and available to workers. If yours is missing or out of date, mention it when you call.
- What documentation do we receive?
- Disposal documentation confirming the waste went to a licensed facility, which belongs in the building's records alongside the asbestos register.
- How long does a commercial removal take?
- It depends on the material, the area and how much of the building has to keep operating around it. You get a program alongside the fixed price at the quote stage, so the duration is agreed before anyone starts rather than discovered as it goes.
